Availability: The Truth Most Agents Ignore

There are things in this industry you just need to say out loud. Not out of frustration, but because if I don’t put them into words, they stay looping in my mind like unfinished business.

A few weeks ago, I was reminded of one of those truths.

It was Wednesday morning, 10 a.m. My schedule was packed. Back-to-back appointments, calls, follow-ups... one of those weeks where every hour is accounted for.

Then I got a call from a woman I had never met.

“Hi, I’d like to see this property today. This afternoon, if possible.”

Most agents would’ve said the usual:

“I’m fully booked.”
“Let me check and get back to you.”
Or the classic,
“Maybe next week.”

But here’s something no real estate course teaches you:

Life-changing decisions rarely ask for permission. They show up uninvited. And if you’re not available… someone else will be.

I felt something in her tone... that urgency only serious buyers have. The kind that tells you... “This person is ready.”

So I rearranged my day. I made it work.

The property she originally wanted to see?

The owner couldn’t find the keys.

(That’s another episode waiting to be written.)

So I took her to a pocket listing instead... something she hadn’t even considered.

She walked in. Paused. Looked around slowly.

And then she said the words every broker knows by heart:

“This is the one.”

She made an offer that same afternoon.

As I drove away, I kept thinking:

How many deals are lost simply because an agent didn’t pick up the phone?

How many opportunities die because someone thought,
“I’ll get to it later”?

Availability isn’t about being a slave to your calendar.

It’s about intuition. Timing. Respecting the moment when a client is ready to move.

Some clients appear “out of nowhere,” but they’re not random... they’re aligned. They’re tuned in.

When they call, they’re not browsing. They’re choosing.

And your job is to show up.

Because at the end of the day, this business isn’t just about real estate, it’s about recognizing the moment when someone is ready for their next chapter…

and making sure you’re there to open the door.
