This past week I was reminded why sellers should never attend their own showings.

Everything was perfectly set.
The lights, the music, the aroma of fall candles.. I could feel the house was ready to make an impression.
But just as I was about to open the door, the owner said,
“I’ll stay around to explain the details.”
I smiled… but I already knew what was coming.
From the moment we stepped inside, the dynamic changed.
The buyers, who were previously expressive and curious, went quiet.
They started whispering instead of asking questions.
And when the owner began explaining why they chose each tile, or how they remodeled the kitchen, I watched the buyers slowly disconnect.
Here’s what many sellers don’t realize...their presence changes the entire energy of a showing.
Buyers stop imagining themselves living there. They hold back their reactions.
Sometimes, even a small, innocent comment can turn excitement into hesitation.
After the visit, the buyers told me: “It’s a beautiful house, but… we didn’t really feel it.” That’s when I was reminded: it’s not just about the property — it’s about the atmosphere.
As brokers, our role isn’t simply to open doors. It’s to protect the space, the emotion, and the opportunity for a buyer to connect.
So when a seller says, “I’d like to stay during the showing,” I always respond:
“The best way to sell your home is to let me represent it .. not you.”
Because selling a home is like styling a masterpiece: you step back so others can see its beauty clearly.
